A Garden for Your New Home in Mallorca<\/h1>\n

You’ve closed on the property. The lawyers are done, the keys are yours, and somewhere between the excitement and the paperwork, a question arrives that most buyers don’t see coming: what happens to the outside?<\/p>\n

Mallorca has become one of the most active property markets for American buyers in Europe \u2014 direct flights from Newark, a European base, and a lifestyle that’s hard to replicate at home. What’s less discussed is that a house here is only half finished until the garden is. And a garden built the way it’s usually built back home doesn’t survive a Mallorcan August.<\/p>\n

\"Natural<\/figure>\n

Why this isn’t like landscaping at home<\/h2>\n

Three things surprise most first-time owners here.<\/p>\n

The water situation is real, not seasonal.<\/strong> Mallorca’s south-east \u2014 where much of the new luxury development sits \u2014 moved into official drought alert in 2026. Some municipalities already restrict watering gardens with mains water. A planting scheme designed for a wetter climate becomes an ongoing problem, not a one-time cost.<\/p>\n

The ground is often just rock with a thin skin of soil.<\/strong> What looks like a blank canvas from the terrace is frequently limestone a spade’s depth down. Planting positions have to be built up, not assumed.<\/p>\n

And permitting is slower and stricter than most Americans expect.<\/strong> Anything that counts as construction \u2014 a poured terrace, a structure with foundations \u2014 goes through the town hall. Paths and walls in natural stone laid without a concrete base generally don’t, which matters when you’re trying to move quickly.<\/p>\n

What we do differently<\/h2>\n

We don’t import a style and hope it survives. We design around what the island actually gives you: a plant list for which a Mediterranean summer is the normal condition rather than an emergency, ground covered rather than bare, and irrigation dosed to each plant rather than run on a single timer.<\/p>\n

\"Drought-tolerant<\/figure>\n

The result doesn’t look like a compromise. It looks like a garden that belongs where it’s standing \u2014 and it costs less to run than the alternative, at a moment when water restrictions are only getting stricter.<\/p>\n

Paths, terraces and pool surrounds in natural stone<\/h2>\n

We build in stone from Mallorcan quarries: paths, steps and dry stone walls set on compacted ground rather than poured concrete. Two advantages that matter to a new owner: it doesn’t get too hot to walk on barefoot in August the way dark concrete does, and \u2014 because there’s no concrete base \u2014 it generally doesn’t count as built square metres, which as a rule keeps it out of the permitting process.<\/p>\n

Irrigation you can manage from anywhere<\/h2>\n

Most of our clients aren’t in Mallorca year-round. We install drip irrigation<\/a> controlled by Hunter Hydrawise: the system reads live weather data, skips a cycle after rain, and flags a burst line by its flow rate before it empties a cistern. You can check on the garden from New York the same way you’d check a security camera.<\/p>\n

Timing it around your build or renovation<\/h2>\n

If you’re building new or renovating, the garden works best designed alongside the house, not after it \u2014 the irrigation lines, the levels, and the planting positions are far easier to get right while machinery is still on site. If the house is already finished, we work with what’s there and build the garden into the existing hardscape and access points.<\/p>\n

Design.<\/strong> A site visit, a planting plan, the ground and drainage solution, irrigation, and a realistic schedule.<\/p>\n

Construction.<\/strong> Ground works, natural stone, walls, planting and irrigation, carried out by our own team.<\/p>\n

The first two summers.<\/strong> A new planting scheme needs someone watching how it establishes and adjusting the irrigation \u2014 especially useful if you’re not on the island full-time.<\/p>\n
